Drain cleaning

Slow drain, gurgling, or a backup in the lowest bathroom? We clear it, show you what caused it, and tell you honestly if it will come back.

What your drain is telling you

Symptom, likely cause, our fix

You noticeOften meansWhat we do
One sink or tub drains slowlyBuildup in that fixture's own branch line, like hair, soap, or greaseClear the branch line with a cable and test the flow
Several drains slow at onceA partial blockage in the main lineCable or hydro jet the main, camera if it returns
Gurgling toilets or tub when the washer runsAir trapped behind a restriction in the lineLocate the restriction, clear it, and check the vent path
Water backs up in the lowest shower or tubMain line blocked, often roots or a collapsed sectionEmergency clear, then camera to find the cause
Same clog returns every few monthsRoots, a sag, or heavy wall buildupCamera inspection and a written repair option
Cable or jet

Two ways to clear a line, and when each one wins

Cable (snake)

A rotating cable cuts through the clog and restores flow. Fast and effective for hair, soap and most single-fixture blockages.

Hydro jetting

High-pressure water scours grease, scale and fine roots off the pipe wall, leaving the line cleaner and slower to re-clog. Best for main lines and repeat problems, subject to the condition of the pipe.

Older homes

When the problem is the pipe, not the clog

Many South Orange County homes were built in the 1970s and 1980s. For houses of that age, the pipe between your house and the street is the first place to look when drains keep acting up.

Common in older homesClay and cast iron

Both can crack, sag, or separate at joints as the ground moves over decades. Cast iron also corrodes from the inside and narrows the pipe.

Used into the 1970sOrangeburg

A bonded tar-paper style pipe that can deform and collapse over time.

The usual culpritRoot intrusion

Roots follow moisture to the smallest joint gap, then grow into a mass inside the line.

How we handle it: we do not guess your pipe material. We clear the clog, run a camera when the pattern says it is needed, and show you the footage. Then you get options, not a pitch. See sewer line repair if the camera finds damage.

Questions

Drain cleaning FAQ

Do you really answer 24/7, and is there an extra charge at night or on weekends?

Yes, we take calls around the clock, and there is no night or weekend surcharge. A drain backing up at 11 p.m. gets the same pricing as one at 11 a.m. Call (949) 352-4417 and tell us what you are seeing.

What is the difference between cable cleaning and hydro jetting?

A drain cable (or snake) bores a hole through a clog so water can flow again. Hydro jetting uses high-pressure water to scour the walls of the pipe, which is better for grease buildup and fine roots. We pick the method based on what the line is telling us, and we explain why before we start.

My main line keeps clogging every few months. Why?

A repeat clog usually means something is wrong in the pipe itself: roots coming in at a joint, a sagging section that holds water, or heavy buildup on the walls. Clearing it again only resets the clock. A camera inspection finds the cause so you can fix it once.

Should I use chemical drain cleaners first?

We recommend against it. Harsh chemicals can sit in a stopped line, harm older pipe, and are a hazard to anyone who has to work on the drain afterward. If a plunger does not clear it, call us.

Do I need a camera inspection?

If a drain clogs once, probably not. If it clogs repeatedly, backs up into the lowest fixtures in the house, gurgles, or you are buying or selling a home from the 1970s or 80s, yes. It is the only way to see the pipe.

What is the $75 drain cleaning offer?

It is a special on drain cleaning. Ask for the specifics when you call or book, since access to the drain and the type of clog can affect which job it covers. We tell you the price and the options before any work starts.
